Thinking About Downsizing? Read This First

Downsizing.
It’s a word that tends to trigger mixed emotions.
For some, it feels exciting, a chance for a fresh start, breaking the cycle of being a slave to a property that requires a fair amount of upkeep. 
For others, it can bring the ‘deer in the headlights’ feeling, combined with sentimentality & above all that overwhelming question – “Where do I even begin?”.

The truth is, downsizing isn’t just about moving to a smaller property. It’s about changing your home so that it aligns with your lifestyle. When it’s done right, with timing & planning, it can be one of the most freeing & rewarding moves that people make. 

It’s a common scenario that I’m talking with someone for sometimes even years, before the actual moment of downsizing. That lead up can be, to put it mildly, very stressful, but so often 6 months after the move I’ll check in & say hello to someone & I hear the same thing – “we’re so happy, should have done it years ago!”.

We’re going to run through some practical, honest tips that have come about from helping many, many people through this process over the years. 
Some of these you might expect. Others you might not have thought about yet, but hopefully they can make a big difference to those about to start this process. 

Start Thinking Early – Well Before Being Ready To Act:
Downsizing is rarely a quick decision. It takes time to sort through belongings, time to mentally prepare & time to feel confident about the next step. I often work with clients for 6, 12, even 24 months before they officially hit the market.
The earlier you start the conversation, the easier the process becomes when the time comes.

 

Plan Early, Write it Down, Break it Up:
Yes I’m a list person. I do love a good list!
But when there are many moving parts such as downsizing, writing things down helps clear the mind & allows you to start being organised. Otherwise it can become overwhelming very fast. 

 

Get An Outside Perspective – Talk To An Agent Early:
You don’t need to know exactly what you want yet. But talking to someone who’s guided others through the process (many, many times) can help you get your bearings. Whether it’s helping you understand your home’s value, timing considerations, or practical next steps – it’s just a conversation, not a commitment.

This is also invaluable to help with what to do to prepare the property for sale. Whether that be decluttering or minor repairs. Many owners will want to focus on things that may have been nagging them for years, when the attention should be on what is important to a buyer & what they will be looking at. An agent will help guide you through this.

Decluttering Takes Longer The Longer You’ve Lived There:
This one’s a reality check. If you’ve been in your home for 20, 30, even 40 years, there’s going to be a lot of history, both in objects & emotion. Sorting, donating, tossing & reminiscing is not a weekend job.
Start small, room by room, and allow yourself the time to do it without pressure.

One of the biggest hurdles I see people struggle with here is trying to take all of the furniture to the new property. Which, when you take a step back & look at it logically, makes no sense. But this is a result of the emotional toll of moving after such a long period of time. 

There is going to have to be a cull, not all the furniture from a 5 bedroom family home will fit in a smaller 3 bedroom villa. Maybe the best thing to do is just allow yourself to go on a shopping spree for some new stuff, pretty good excuse if you ask me!

 

Tell The Kids To Come Get Their Stuff:
And by stuff I mean crap! Pretty sure that is the technical name for it. 
It’s amazing just how forgetful the kids are when it comes to leaving stuff behind!
You’d be surprised how many spare rooms, sheds & cupboards are housing your adult kids’ trophies, schoolbooks & mystery storage tubs.
Downsizing is the perfect reason to gently (or not so gently) encourage them to reclaim their things. You’ll thank yourself later!
But be sure to put a deadline on this. Again, it’s amazing how busy the kids are that they just can’t get there to collect the ‘stuff’ weekend after weekend after weekend!

You’re Not Downsizing You’re Rightsizing:
The word downsizing makes it sound like you’re giving something up. But in reality, you’re aligning your home with your current lifestyle, not the one you had when the house was full of kids & chaos.
It’s about gaining freedom, simplicity & control. 

The yard maintenance is a major talking point in the downsizing discussion.
It’s just a fact that there will come a time when cleaning the pool, mowing the lawns weekly & maintaining the gardens just becomes too much.  It’s not a sign of weakness (that’s directed at the blokes).
Sure, think & plan ahead, maybe you can get someone in to do the lawns & you still look at the pool for example. But there is a healthy benefit from an honest acknowledgement that there will come a day when it just becomes too much.

 

Let Your Future Lifestyle Lead The Way:
Think beyond the floorplan or the size of the new property.
Do you want to be able to lock up and leave for a holiday without worrying about maintenance?
Be walking distance to shops or family?
Avoid stairs or yard work?
These things matter more than a spare room that’ll never get used.

Listen To The Expert When Prepping For Sale:
Once you’ve decided to sell, the mindset has to shift – you’re not in regular maintenance mode anymore, you’re in selling mode.
This is where a lot of owners get tripped up.

It’s common to want to finally fix that thing that’s annoyed you for years – the squeaky laundry door, the scuffed skirting boards, the garden bed that never quite got finished. But the truth is, those details often don’t matter to buyers.

What does matter is how the property is viewed in a buyers eyes. This has to be the focus when getting ready to sell. 

This is where your agent’s advice becomes really valuable. We’re not emotionally tied to the home, so we can help you prioritise what buyers will actually care about & where to spend (or not spend) your energy & money to make the biggest impact.

 

Is The Property Located In A Development Area?
If your property is in a current or future development zone, be ready for more emotion.
This one comes up often in areas like Kingswood being so close to the Hospital. Many long held family homes are now located in zones of high interest to developers. 
That adds another emotional layer, because there’s a good chance the house, as it stands, won’t be there in 5 or 10 years. It can feel like you’re closing a chapter not just for yourself, but for the house itself. That’s okay & it’s ok to be sad about it – it’s part of the story. 
There‘s not much that I can actually say about this particular point other than to acknowledge the increased level of emotions this may cause for some sellers.

Speaking Of Potential Future Developments:
If you’re lucky enough to have a property that will be of interest to an investor or developer then there are a few added tricks up the sleeve that may allow you to split the selling process & the actual moving part. This is a really helpful thing that has helped many sellers who are downsizing. 
Essentially, if your buyer is an investor or developer, there are ways that we can arrange for you to stay on in the property after it is sold. All the details are worked out during the negotiation period. But it is something that many sellers embrace because it saves it from being one combined hectic period of selling & then having to move straight away. 
By staying on in this manner, gives you time to find the next place without rushing & means you don’t have to juggle the sale & move all in one stressful block. You’ve ‘cashed out’ on your terms  & get breathing room to focus on the next move with clarity.

 

Your Equity Isn’t Just Money, It’s Possibility:
For many people, selling the family home releases significant equity that has been tied up in the bricks & mortar. 
The sale of the property can release some of this equity. Let’s not pretend that selling, buying & moving isn’t expensive however. Stamp duty is a killer & of course those bloody real estate agents charging what they do! Don’t get me started on them! 
The sale of the family home can mean being debt free, helping the kids, ticking off travel dreams, or just having a financial buffer that removes stress. 
Downsizing isn’t just a move, it can often be a reset.

Downsizing isn’t always easy. 
It’s emotional, it’s practical & it’s personal. 
It can be half a century of memories & even when it ‘has’ to happen, that doesn’t necessarily make it any easier.

Whether you’re choosing to downsize or life circumstances are steering you that way, the process can be made so much smoother with the right planning, breathing space & support. 
It doesn’t have to be overwhelming & it doesn’t have to be rushed.
